Coming Home to Harlow in 5 Easy Steps

Step 1 – Find your place at Harlow

Time to get all your ducks in a row! Talk to your lender or mortgage broker to determine your budget and financial position. Then, pay our expert team a visit to choose which available lot, townhome or House & Land package is best suited to your lifestyle and budget.

Step 2 – Secure your home site

Once you have chosen your lot or House & Land package, the next step is to secure it by paying an initial deposit. To start, contact our Sales Team and ask them to reserve your chosen lot for 24 hours. Then you’ll need to review the contract and discuss it with your preferred conveyancer. Prepare your deposit and documentation, including your proof of identification and details of your conveyancer.

Step 3 – Pay your deposit and sign your E-contract

E-Contracts are a great way to save paper, couriers and time!

You’ll be required to provide a copy of your driver’s license or passport, along with your conveyancer’s details, to a member of the Harlow team so we can prepare all the documentation.

Our Sales Team will then take you through the E-Contract and all the steps to get it signed and completed, so it’s as stress free as possible.

It’s important to note that you will be signing an unconditional contract, so all parties need to have completed their own due diligence before they sign. Your conveyancer or solicitor is the perfect person to provide the advice you need.

When you sign the E-Contract, the balance of the deposit will need to be paid. The contract will then be sent to the vendor to be reviewed and countersigned. Once this is done, a completed copy will be sent to your conveyancer for their records.

Step 4 – Complete settlement

As construction at Harlow continues, our team will keep you informed of construction progress and your expected title date as it approaches. You can also visit the MyHarlow portal to keep track of your land.

The Harlow team and your conveyancer will be in touch as your title date approaches, so you can talk to your bank or broker and prepare for settlement – this will be 14 days from your title date. Your conveyancer will manage all aspects of the settlement on your behalf.

Step 5 – Build your dream home 

This is the fun part! There are many homes to see and builders to talk to. The Harlow team will happily show you the locations of local display villages, which are a great way to view your options and the right builder to bring your home to life.

Ensure that your builder follows Harlow’s design guidelines and submits your plans to our Design Review Panel for approval. Building can commence when you receive building permit approval. Then, all that’s left to do is sit back and watch your dream home take shape.
