What’s a house & land package?
Simply put, a house & land package includes the land and build in one fixed price package. The builder will identify a suitable block of land and home design, and from there you pay a deposit for both the land and build contract – typically 5% for the land and 5% for the build.

- Titled land means ownership is officially registered, so the building works can begin straight away.
- Site costs cover levelling your block before building starts. Some builders fix this price upfront; others adjust it once soil tests are done. It’s worth asking which applies to your contract.
- Construction loan releases your funds in stages as your build reaches each milestone, rather than all at once like a standard home loan.
- Standard inclusions are what’s built into your price – things like benchtops, ceiling heights and flooring, and this can vary between builders.
- Whole of Home (WOH) are the new energy standards all Victorian homes must meet. This means better insulation, smarter design and lower energy bills built-in from the start.

- Stamp duty exemptions: pay no stamp duty at all under $600,000 and with a reduced rate up to $750,000 for the total package price.
- First Home Owner Grant: a $10,000 grant for eligible buyers in Victoria building a new home, up to a $750,000 build price.
- 5% Deposit Scheme: buy with just a 5% deposit, or as little as 2% for single parents and legal guardians, and benefit from no income caps, no waitlists.

- First Home Super Saver Scheme: grow your deposit faster through voluntary super contributions. You can add $15,000 per year, with $50,000 the total amount you can withdraw.
